Community Information

Does Marcella at Town Center have amenities?

You can’t see all this awesome from the outside. You can view the videos online or book a tour with a leasing professional.

Interior Community Amenities include:

  • 2449 square foot Entertainment Clubroom
  • 969 square foot Fitness Studio
  • 208 square foot Business Center

Outdoor Community Amenities include:

  • 1134 square foot Community Pool with a 3511 square foot Pool Deck
  • 737 square foot Covered Grilling Patio area
  • 6500 square foot fenced Dog Run

That’s not all! There’s a car wash station on site. We provide full-time management and maintenance teams, controlled access entry, and valet trash removal.

Can I bring my own washer and dryer?

Our community has a full size washer & dryer set already installed in each apartment or townhome. No need to bring yours!

Do I need Renters Insurance?

Yes. Proof of Renters Insurance is required before you move in and with each lease renewal. We recommend getting a quote from your current insurer if you have an auto or life policy.

Can I have a pet?

YES! We love dogs of all sizes and cats. There are NO breed restrictions!

Is Marcella at Town Center a smoke free community?

We are a fully non-smoking community. We do not allow smoking within 50ft of common areas.

Is there a preferred employer program?

We have a list of preferred employers and a discount available! Call us to see if your employer is on the list.

Is there high speed internet available?

YES! The community offers complimentary WiFi in the amenity spaces and each apartment is wired for high speed internet. Connect the provider of your choice. If you choose satellite, it must be on your apartment’s porch or balcony and not affixed to the building in any way.

Is there extra storage available?

Absolutely! Contact the office and let them know you’d like your very own additional space for storage.

I do not live locally. Can I still tour an apartment?

Yes! We have 3D Virtual Tours of every floor plan available on our website. You can also schedule a LIVE Virtual Tour with a Leasing Professional during our office hours. 

How to Become a Resident

Can I reserve an apartment and apply online?

You can complete your application online. The screening is automated. Click here to check availability. Enter a move-in date, select an apartment, and choose a lease term. Our application fee is $50 per person age 18+. Application fees can be paid directly online along with the $99 reservation fee. If not approved, the reservation fee is refunded to you.

What are the occupancy qualifications?

What is the minimum income requirement?

We require at least 2.5x the rent per month in income, based on the household gross annual income.

For example, if rent is $1,800, the household would need to make a minimum of $4,500 monthly, or $54,000 annually.

I'm approved! What's next?

Once you have completed your application, you will pay the security deposit balance required in certified funds and sign the lease agreement within 3 days of approval.

  • Sign your lease
  • Pay any balance of the Security Deposit required + $199 Admin Fee (certified funds required)
  • Plan how you will move your household goods and schedule movers.
  • Connect utilities (Electricity & Internet/TV)
  • Provide a photo of your pet and vet statement (if applicable).
  • Ask about adding an on-site storage room if you need extra space
  • Provide proof of renter’s insurance.
  • You will receive a letter with move in instructions & first payment required.
  • Enroll in Hampton City schools if necessary HERE.

    What does my Renters Insurance policy need to show?

    Your declaration page for your Renters Insurance policy must show:

    • Minimum of $300,000 Personal Liability.
    • Coliseum Investment Co, LLC listed as the Additional Interest with our Leasing Office address.
    • The policy must be effective on or before your lease starting date.

    A copy of your declaration page is required before you move in and with each lease renewal.

    We recommend getting a quote from your current insurer if you have an auto or life policy, and doing so at least a week before your lease start date in case your insurance company has a processing time.

    I don't have an email or computer. Can I still apply?

    Yes! You can stop by the Leasing Office to pick up a paper application. You will need to pay the application and reservation fee via certified funds. Please bring your photo ID and proof of income to help expedite the process. 

    New Resident Information

    What utilities do I need to set up and pay separately?

    Residents pay water, trash removal, electric, & TV/Internet. Residents receive an invoice for water based on usage and is payable with your monthly rent. Electricity is set up through Dominion and paid directly to Dominion. There is a $10 utility connection fee and a $7/mo billing fee. Valet Trash Service is $30/mo which is listed on the utility invoice and payable with your monthly rent. There is a $15/mo amenity fee also payable with your monthly rent.

    How can I pay my rent?

    We offer online rental payment through the online Resident Portal via ACH and the ability to set up reoccurring payments.  You may pay with a personal check, cashier’s check, or money order as well. There is a $10 charge when paying with a money order.

    You may also pay over the phone with a credit card. The credit card processing company reserves the right to change pricing at any time. Residents will pay approximately 3.10% for cards and up to $2.95 for ACH. Payments made using a credit card or debit card issues outside of the United States may incur an additional fee of 1%.

    How do I request maintenance service?

    You can submit a service request on the online Resident Portal. If it is after hours, we will respond the next day.

    For emergencies, please call (866) 747-2753 and leave a detailed message for our on-call Maintenance Technician. Most of the time, a technician will be out within the hour.

    What is the Resident Portal?

    The Resident Portal is where you can pay rent, message the Leasing Office, request maintenance service, see community announcements, and post to your neighbors. You will receive an email to create your account the day after your lease begins. If you already have an account, you can access the Resident Portal HERE

    Where can I park? How about my guests?

    Residents receive 1 parking pass per household to park in reserved spaces. Additional vehicles and guests may park in unmarked spaces.

    Can I add a pet after I move in?

    Absolutely! Contact the office with your pet’s information and vet records and we can help you add them to your lease.

    How can I reserve the resident lounge/clubhouse for a private event?

    Notify the Leasing Office with the date and time you would like to reserve. There is a $150 rental fee.

    How does trash removal work?

    You will have a trash receptacle provided for your apartment. You will set the receptacle with a closed bag of trash in the hall right outside your door on Sun-Thurs by 6PM and move it back inside your apartment by 9AM. There is a dumpster outside for large items & boxes. Please flatten any boxes you throw away.
