Emergency Warranty Requests

If you experience an emergency warranty-related situation such as no hot water, total loss of electricity, or complete lack of heating or cooling, please notify the FLWS team and then reach out directly to the appropriate subcontractor.

Please note, if you contacted the emergency subcontractors with a NON EMERGENCY issue, you as the homeowner will be charged for the service.

Steps To Closing

This information is for home buyers who have just scheduled a closing date. We’re so excited for you! Whether it’s your first home or first of many, Boyd Homes has a process in place to make things go as smoothly as possible.

You can bookmark this page or print/email the Home Closing Checklist so you can refer to it often. Starting two weeks before closing through the closing date this guide will take you through connecting utilities, changing your address, scheduling a walk-through of your new home for the buyers and their agents, scheduling a time to close, and scheduling the delivery of your household goods.

Home buyers can choose a title agent. If you have chosen to use our partner listed on the Home Closing Checklist, Kensington Vanguard National Land Services, please contact Andrew Warf at awarf@kvnational.com with any questions about closing on your new home.

30 Days Before Closing

1. A Boyd Homes agent will contact you to confirm your closing date and schedule the orientation and final walk-through of your new home.

***The Orientation AND Final Walk-Through is for buyer’s agent and buyers listed on the purchase agreement ONLY.***

2. Call your preferred Insurance Company and start the process of setting up a home owner’s insurance policy.

2 Weeks Before Closing

Make calls to set up necessary utilities: electric, water, & gas in Henrico County.

Within 10 Days Before Closing

1. Orientation with a Boyd Homes Representative where you will receive 12 month construction warranty information and achknowledge utilites are set up in buyer’s name.

2. Final walk-through with a Boyd Homes Representative. newhomewarranty@boydhomes.com | 804-507-1925

3. Settlement agent will contact you and schedule a date and time for closing on your new home. This is when you will receive the amount to send electronically. Closing amount will need to be received by Title Agency before documents are signed.

Day of Closing

1. DO NOT schedule delivery of household goods or arrival of moving service to your new home before your scheduled closing time.

 2. Buyer will provide utility account numbers to verify set up and sign closing documents at Title Agency and receive keys to your new home and mailbox.

Congratulations on your new home! Your newly built home is automatically covered by a 2-10 Home Buyers Warranty. Once you close, you will receive a Certificate of Warranty Coverage. You need to register to access the national warranty program that provides protection for workmanship, distribution systems, and structural defects. Please click the 2-10 Warranty button to view more information.

All newly built homes are under a Builder construction warranty for the first 12 months you own your home.

As an enhancement to your warranty program, we have also enrolled your home in the Front Line Warranty Service (FLWS) program, administered by 2-10 Home Buyers Warranty. FLWS will be the point of contact for all of your warranty service requests.

What’s Covered?

  • 10 full years of structural defect coverage for load-bearing components.

  • 2 full years of systems surety coverage against defects in wiring, piping, and ductwork in electrical, plumbing and mechanical systems.

  • 1 full year of surety coverage against defects in workmanship and materials.

    Customer Service Request

    The 1 year Builder construction warranty provides a homeowner the opportunity to list and have warranty items corrected. You have 11 months after closing to log into the FLWS portal and list the warranty items you are requesting for repair. After 11 months, all items listed will be addressed.
