Prospective Resident Qualification Guidelines

We approve rental applications for residency based on reasonable guidelines, as outlined below:


A completed application with an application fee is required. Upon request we will discuss in general the requirements for approval prior to you making an application. All persons 18 years of age or older who will be residing in the apartment must complete an application and must be named as a tenant on the lease. You will be asked to provide proof of identity.

Credit History

A credit history will be obtained for each applicant. Judgments, collections, bankruptcies or late payments impact credit history and may require additional review. You must have a satisfactory credit history to be approved.


We accept prospective tenants who meet our criteria regardless of their source of income. Gross household income of two and one half (2.5) times the rent amount is the minimum accepted. Appropriate verification of income is required. In general, your income must be adequate to meet your financial obligations including rent.

Residential History

Rental history, including payment history as well as conduct while living on the property, will be researched. We may require past landlords be contacted and give satisfactory rental reference. Any prospective tenant who has been evicted from another property may not be accepted.

Criminal History

Criminal background checks are required on all applicants 18 years of age or older. Misdemeanors within the past five years and felonies within the past ten years that impact safety or creditworthiness will be considered, as well as a significant pattern over any period of time. Applicants will not be approved without an acceptable criminal background check.

Security Deposit Schedule

The security deposit requirement will vary based on the overall leasing desk score, the maximum required is two times the monthly rent amount.
