Does Towns at Swift Creek have amenities?

Yes! You can’t see all this awesome from the outside. You can view the videos online or book a tour with a leasing professional.

Interior Community Amenities include:

Outdoor Community Amenities include:

We provide full-time management and maintenance teams, electronic entry to townhomes and amenity spaces, and a private driveway with attached garage in each townhome. Each resident is provided a large wheeled tote for trash removal.

Can I bring my own washer and dryer?

Our community has a full size washer & dryer set already installed in each apartment home. No need to bring yours!

Is there high speed internet available?

YES! The community offers complimentary WiFi in the amenity spaces and each townhome is wired for high speed internet. Connect the provider of your choice. If you choose satellite, it must be on your townhome’s patio or balcony and not affixed to the building in any way.

Do I need Renters Insurance?

Yes. Proof of Renters Insurance is required before you move in and with each lease renewal. We recommend getting a quote from your current insurer if you have an auto or life policy.

Is there a preferred employer program?

We have a monthly employer spotlight! Each month a different industry is highlighted and employees of companies in that industry will get a $500 rent credit on their first full month. Watch our website and social media for more information.

YES! We love dogs of all sizes and cats. There are NO breed restrictions!

I do not live locally. Can I still tour a townhome?

Yes! We have 3D Virtual Tours of every floor plan available on our website. You can also schedule a LIVE Virtual Tour with a Leasing Professional during our office hours.

How to Become a Resident

Can I reserve a townhome and apply online?

You can complete your application online. The screening is automated. Click here to check availability. Enter a move-in date, select a townhome, and choose a lease term. Our application fee is $50 per person age 18+. Application fees can be paid directly online along with the $99 reservation fee. If not approved, the reservation fee is refunded to you.

What are the occupancy qualifications?

What is the minimum income requirement?

We require at least 2.5x the rent per month in income, based on the household gross annual income.

For example, if rent is $1,800, the household would need to make a minimum of $4,500 monthly, or $54,000 annually.

I'm approved! What's next?

Once you have been approved, you will pay the security deposit balance required in certified funds and sign the lease agreement sent via email within 3 days of approval.

  • Sign your lease
  • Pay any balance of the Security Deposit required + $199 Admin Fee (certified funds required)
  • Plan how you will move your household items and schedule movers.
  • Connect utilities (Water, Electricity, & Internet/TV)
  • Provide a photo of your pet and vet statement (if applicable).
  • Provide proof of renter’s insurance.
  • You will receive a letter with move in instructions & first payment required.
  • Enroll in Chesterfield County schools if necessary HERE.

What does my Renters Insurance policy need to show?

Your declaration page for your Renters Insurance policy must show:

  • Minimum of $300,000 Personal Liability.
  • Swift Creek Townhomes LLC listed as the Additional Interest with our Leasing Office address.
  • The policy must be effective on or before your lease starting date.

A copy of your declaration page is required before you move in and with each lease renewal.

We recommend getting a quote from your current insurer if you have an auto or life policy, and doing so at least a week before your lease start date in case your insurance company has a processing time.

I don't have an email or computer. Can I still apply?

Yes! You can stop by the Leasing Office to pick up a paper application. You will need to pay the application and reservation fee via certified funds. Please bring your photo ID and proof of income to help expedite the process. 

New Resident Information

What utilities do I need to set up and pay separately?

Residents pay water through Chesterfield County utility Department: Bi-Monthly Bill. Residents set up an account with Dominion Energy and pay this utility directly to Dominion Energy.

How can I pay my rent?

We offer online rental payment through the online Resident Portal via ACH and the ability to set up reoccurring payments.  You may pay with a personal check, cashier’s check, or money order as well. There is a $10 charge when paying with a money order.

You may also pay over the phone with a credit card. The credit card processing company reserves the right to change pricing at any time. Residents will pay approximately 3.10% for cards and up to $2.95 for ACH. Payments made using a credit card or debit card issues outside of the United States may incur an additional fee of 1%.

How do I request maintenance service?

You can submit a service request on the online Resident Portal. If it is after hours, we will respond the next day.

For emergencies, please call 1-833-589-1094 and leave a detailed message for our on-call Maintenance Technician. Most of the time, a technician will be out within the hour.

What is the Resident Portal?

The Resident Portal is where you can pay rent, message the Leasing Office, request maintenance service, see community announcements, and post to your neighbors. You will receive an email to create your account the day after your lease begins. If you already have an account, you can access the Resident Portal HERE

Where can I park? How about my guests?

You will have an attached garage, two spaces in front of townhome, parking at leasing office, and some street parking with designated parking lines throughout community.

Can I add a pet after I move in?

Absolutely! Contact the office with your pet’s information and vet records and we can help you add them to your lease.

How can I reserve the resident lounge/clubhouse for a private event?

Notify the Leasing Office with the date and time you would like to reserve. There is a $150 rental fee for 4 hours max.

How does trash removal work?

Each townhome will receive a rolling tote for curbside service that has already been set up for you. The $30 for this service will appear on your account which will be viewable when you pay your rent.

  • TRASH REMOVAL: Thursday evening the trash toter is rolled out from garage to the curb of their driveway. Friday the trash truck picks up the trash toter and empties the toter. Friday afternoon the trash toter is placed back into the garage.
  • RECYCLING: Recycling is a service the residents/homeowners can select on their own through Chesterfield County recycling. Call 804-748-1297 to opt in. There is an annual fee of $41 through Chesterfield County recycling. Link: https://www.chesterfield.gov/563/Curbside-Recycling
