Job Duties:

JOB SUMMARY:
The Pool monitor is responsible for the cleanliness of the pool and surrounding areas around the pool deck. Job duties include maintaining pool chemical levels, cleaning/vacuuming the pool, keeping furniture clean, maintaining grills (cleaning/keeping stocked with propane) and trash removal. As a Maintenance Supervisor with Boyd Homes, you will report to the Property Manager and your main responsibilities will include performing move out inspections, overseeing all vacant unit make readies and scheduling the necessary work, scheduling, coordinating and prioritizing repairs in occupied units, inspecting all buildings and common areas and ensuring all maintenance is performed to company policy.  The supervisor is also responsible for making suggestions for repairs and improvements.  It will be the supervisor’s responsibility to ensure a clean appearance is kept at all times, and the grounds are free of trash.  This position will be required to participate in an on-call rotation schedule.

The Following are minimum requirements for a Maintenance Supervisor:

-Minimum of 10 years verifiable apartment maintenance or hotel industry experience required, with a minimum of 3 years verifiable supervisory experience.
-CFC Type 2 certification (at minimum) and CPO certifications are required.
-Be proficient in the areas of appliance repair, plumbing, electrical, carpentry, and HVAC (R22, and R410a).

Qualified candidates must be able to follow an on-call rotation, perform necessary maintenance and repairs in units and be able to prioritize work as it comes in. They will maintain grounds, inspect buildings/grounds/common areas and suggest repairs, perform preventative maintenance, turn vacant units per company standards, perform appliance repair, carpentry, electrical, and plumbing. JOB SUMMARY:
The Maintenance Technician is responsible for the physical upkeep of the community. He or she must maintain and operate all mechanical equipment excluding those specifically designated for contract repair and service. The Maintenance Technician is under the direction of the Maintenance Supervisor.

DUTIES and RESPONSIBILITIES:
Able to be on emergency 'on-call' status to respond to emergency work orders.
Perform all duties with the highest consideration for safety.
Continually inspect buildings, grounds and common areas to identify needed preventative maintenance, to ensure that the buildings and common areas are clean, grounds are being properly maintained and to identify current and potential safety hazards.
Maintain a clean, safe, and well organized shop and equipment storage area in compliance with all OSHA regulations.
Perform necessary maintenance and repairs in units with work orders.
Strive to see that all work orders are completed within 24 hours.
Turn vacant apartments into units ready for occupancy following company guidelines.
Always maintain the highest standards of resident relations.
Perform other duties as assigned.

High school diploma or general education degree (GED) and three to six months related experience and/or training. HVAC certification a plus.
